In June 2025, the Ley de Turismo de la Ciudad de México (Tourism Law of Mexico City) was amended to introduce new regulatory provisions governing the operation of short-term rental services within Mexico City. Please also consult the Reglamento de la Ley de Turismo (Regulation of the Tourism Law), particularly, as additional obligations may apply to your hosting activity. Applicable taxes

You remain responsible for registering for, collecting and/or remitting any other taxes applicable to your hosting activity.
Offering of the entire property and by rooms
Double schemes possibility. According to Reglamento de la ley de turismo (Regulation of the Tourism Law), houses, duplex houses, or apartments may be offered both as an entire property and by individual rooms. You may operate under both schemes simultaneously, provided that you implement mechanisms to prevent double bookings of the property.
Registration requirement (see below for more details about registration requirements). This double scheme modality must be expressly declared in the Registry of Hosts at the time of registration. For registration purposes, the property shall have a single registration and a single registration number, which must be included in all offers, whether for the entire property or for individual rooms. This does not apply to properties offered exclusively by individual rooms, in which case each room must have its own registration number in the Registry of Properties.
Maximum number of rooms. A maximum of five (5) rooms may be offered in houses or duplex houses, and a maximum of four (4) rooms in apartments.
Registration

Host registration. According to the Ley de Turismo de CDMX and the Reglamento de la ley de turismo, you must register in the Registry of Hosts of Mexico City.
Process. The registration will be soon open through your Llave CDMX account.
Renewal. You must timely renew such registrations in order to maintain their validity.

Property registration. According to article 61 Ter (II) and Sexies of Ley de Turismo de CDMX, you must register the residential properties made available to tourists.
Process. The registration will be soon open through your Llave CDMX account.
Registration effect. For each property incorporated into the registry, a certificate and a registration folio (number) will be issued.
Renewal. Property registration must be renewed annually, within thirty (30) days prior to its expiration.
Non-commercial operations limit. Registration will not be renewed for properties that have had occupancy exceeding fifty percent (50%) of the nights in the year. Should it be necessary to rent them for longer periods, the provisions of the Commercial Establishments Law for Mexico City shall apply. See below for more information about commercial registration.
Public posting. Please note that you must post conspicuously the certificate and registration number issued by the Secretariat in the lodging.
Cancellation of Registrations. The Secretariat may cancel the registration in the Registry of Hosts: if you (i) provided false information, (ii) breached one or more of the obligations established in the Law and the Regulations, or (iii) allowed the commission of criminal acts or the disturbance of public order in any of the registered properties, and failed to timely notify it to the authorities.
When the registration will be open, you will be required to add your certificate (digital copy) and registration number to your misterb&b listing(s) ( on the “Local requirements and taxes” page from “Manage my listing”). misterb&b is not allowed to let you operate a STR without a valid certificate and registration number. In absence of such information, affected listings may be deactivated.
Commercial registration
Commercial establishment. Where you intend to rent more than three (3) properties, or intend to rent a property for more than fifty percent (50%) of the year, the provisions of the Mexico City Commercial Establishments Law shall apply to the fourth (4th) property and to any property intended to be rented beyond this annual threshold.
Commercial establishment registration. As from the fourth (4th) property, or any property intended to be occupied by tourists for more than half of the year, you must register such properties as commercial establishments in the Commercial Establishments Registry and obtain a license number issued by the Electronic System for Notices and Permits of Commercial Establishments. In addition, you must submit the corresponding Notice or Operating Permit authorizing them to operate, issued through the same system, in accordance with the provisions of the Mexico City Commercial Establishments Law.
Consumer transparency and information
According to article 61 Ter (III) of Ley de Turismo de CDMX, you must provide tourists with clear, accurate, and detailed information regarding the features, prices, and rules of use of the listed property.
Semiannual reporting
Reporting obligation. According to Article 61 Ter (V) of Ley de Turismo de CDMX, you must submit to the Secretariat, on a semiannual basis (in January and July of each year), a report indicating (i) the number of times the properties have been occupied and (ii) the number of nights booked during the reporting period.
Reporting process. The registration can be completed through your Llave CDMX account.
Maintaining compliance
According to the Ley de Turismo de CDMX, you, as a Host, must comply with all other obligations established in this Law, its Regulations, and other applicable laws of Mexico City.
Valid civil liability insurance policy. For each registered property, you should maintain a civil liability insurance policy covering your rental operations.
Safe and hygienic facilities. You must maintain safe and hygienic facilities for tourist use.
Minimum safety measures. You must maintain minimum safety measures, including: emergency contact numbers, an ABC-type fire extinguisher, a basic first-aid kit, smoke detectors, carbon monoxide detectors, and gas leak prevention measures.
Safety compliance. You must ensure compliance with safety requirements, following the applicable regulations on comprehensive risk management and civil protection.
Prohibition of unlawful activities. You must ensure that the properties are not used for activities that disturb public order or affect the social interest of host communities.
Report to the competent authority. Any suspected criminal conduct occurring in the properties must be reported to the competent authorities.
Neighborhood information. You must inform immediate neighbors about the tourist use of the listed properties and provide contact numbers to receive reports regarding misuse or emergency situations related to those properties.
Guest information. You must display in a visible location within the property the emergency numbers of Mexico City, the contact numbers for assistance from you or a representative.
Child protection training. You must train and raise awareness among staff and/or service providers on the prevention and rejection of any act of child sexual abuse, child sexual exploitation (commercial or otherwise), or any other punishable conduct established in the applicable provisions.
Complaint handling. You must register with the Secretariat, in the Registry of Hosts, a telephone number and email address to receive and address complaints from neighbors and tourists related to the listed property.
Third-party rules
Community rules. You must abide by other contracts or rules binding you, such as co-op rules, CC&Rs, HOA rules, or other rules established by tenant organizations.
Lease contract. If you are a renter, you must get the written permission from your landlord to use the property as a STR.
