The City of Las Vegas has regulated the short-term rental industry by adding Chapter 6.75 to the Municipal Code. Please also consult the Los Angeles Municipal Code (LAMC) as other provisions may apply to your hosting activity. STR taxes

misterb&b registered with the City of Las Vegas to collect the Room Tax from your Guests on your behalf (for stays not exceeding 30 consecutive days). You remain liable for registering for, collecting and paying any other taxes that may be applicable to your hosting activity. 

 

STR conditions

In Las Vegas, a short-term rental is the use of a residential unit for rentals not exceeding 30 consecutive days

  • Primary residence only. You can only use the unit you own and occupy as your primary residence as a STR.
  • Maximum occupancy. The maximum occupancy of a STR unit must not exceed: 2 persons per bedroom (excluding children under 12), or the maximum occupancy for residential dwellings established by the Uniform Housing code, or 16 persons with the unit at any given time. 
  • Minimum rental period. The minimum period of rental in owner-occupied units is 1 night, for non-owner-occupied units is 2 nights. 
  • Use limitations. No license can be issued if it results in more than 10% of the residential units/roms within the residential units in a multifamily dwelling being rented for the purposes of transient lodging

 

STR license

Under local laws, you must obtain a valid license. If your STR is managed by a person other than you, that manager must possess a valid license from the State of Nevada and the City.

  • Online process. The application process can be submitted online.
  • License renewal. The license must be renewed annually. 

You must add the license number to your misterb&b listing(s) (go to the “Local Requirements” page, via “Edit my listing”). In the absence of a valid license number, misterb&b may delete your listing. 

 

Maintaining compliance

Your hosting activity must abide by all applicable laws and regulations, including, without limitation, all applicable provisions of (i) City building-related and technical codes (Las Vegas Municipal Code Title 16), and (ii) Chapter 6.75 of the Las Vegas Municipal Code. 

  • General Safety. An evacuation map and list of procedures must be placed within each guest room used for sleeping. 
  • Fire and Monoxide safety. There must be at least one fire extinguisher, in the kitchen area, any garage and located on each floor level of the STR unit. All sleeping rooms shall be equipped with smoke alarms and shall be installed in accordance with applicable codes. Carbon monoxide alarms shall be installed in accordance with applicable codes.
  • Parking. All vehicles associated with the residents of the short-term rental must be parked in the driveway. 
  • Trash. You are responsible for notifying Guests of trash disposal procedures. 
  • Public display of the license. You must post a copy of the license along with a copy of this Section 6.75.090 in a conspicuous place within the short-term residential rental unit.
  • Emergency contact. You must make available a local 24 hours phone number that provides the capability of producing a response within two hours to complaints regarding the condition, operation, or conduct of the Guests.  

 

Third-party rules

  • Community rules. You must abide by other contracts or rules binding you, such as co-op rules, CC&Rs, HOA rules, or other rules established by tenant organizations.
  • Lease contract. If you are a renter, you must get the written permission from your landlord to use the property as a STR.
