In June 2023, Short-Term Rental Ordinance No. 230268 entered into effect and introduced a new registration scheme in Kansas City. Please check the Code of Ordinances, in particular Chapter 56.

Applicable taxes

STR in Kansas City are subject to the Transient Boarding and Accommodation Tax. The tax is paid by the Guests to you, and you must remit it to the City tax administration. 

You remain responsible for registering for, collecting and/or remitting any other taxes applicable to your hosting activity.

 

STR conditions

A short-term rental is the transient rental of an accommodation for fewer than 30 consecutive days. 

  • STR in residential zones limitation. Non-resident STRs are no longer allowed in residentially-zoned properties (you must be a resident of the dwelling unit rented out in such zones). In commercially-zoned properties, non-resident STRs must secure a business license. 
  • STR registered under Chapter 88. STRs that have an active registration pursuant Chapter 88, will need to register under the new regulations only after their annual registration expires.
  • Occupancy limits. The occupancy of the dwelling unit is limited to 2 persons per bedroom being rented, with an additional person permitted per dwelling unit, provided that the total number of Guests does not exceed eight per dwelling unit.
  • Use restrictions. You must use the dwelling unit for residential occupancy only.

 

STR Registration

It is mandatory to register first to operate a STR. For more information about the registration process (including steps and required documentation), check this official page.

You must add the registration number to your misterb&b listing(s) (go to the “Local Requirements” page, via “Edit my listing”). In the absence of a valid registration number, misterb&b may delete your listing. 

 

Maintaining compliance

Your hosting activity must respect all federal, State and local regulations, including without limitations, the City Code of Ordinances of Kansas City.

  • Contact Information. It is required that the contact details of the prospective registrant, owner, and local emergency contacts be displayed within each dwelling unit operated as a short-term rental.
  • Fire and safety. Smoke alarms and carbon monoxide alarms must be installed throughout the dwelling unit in accordance with the Kansas City Building Code.

 

Third-party rules

  • Community rules. You must abide by other contracts or rules binding him, such as co-op rules, CC&Rs, HOA rules, or other rules established by tenant organizations.
  • Lease contract. If you are a renter (not the owner), you must make sure hosting Guests does not violate the lease.
