Short-term rentals / Long-term rentals

March 2026

Local laws in many cities and regions define Short-Term Rentals (STR) based on two criteria: intent (not establishing a primary residence) or, more commonly, duration (a specific number of consecutive days).

Why this matters to you

Your legal and tax obligations change significantly depending on the length of stay you offer:

  • Short-Term Rentals (STR): Usually require a local registration number, a specific license or permit, data reporting to authorities, and the collection of tourist taxes.

  • Long-Term Rentals: Typically benefit from lighter regulatory requirements.

Your Options on misterb&b

If you wish to operate with fewer administrative constraints - for instance, without obtaining an STR registration number - you may choose to host long-term stays only.

By setting your minimum stay to meet or exceed the local "long-term" threshold, you may be exempt from providing certain mandatory STR information (such as a license or permit number) on our platform.

How to update your listing

We strongly encourage you to verify the specific definitions and thresholds in your jurisdiction. To align your listing with your chosen rental strategy:

  • Go to “Edit my listing”.

  • Update your minimum stay requirements under the “Local Requirements” or “Booking Conditions” sections.

Note: Our system automatically adjusts the information required (e.g., license numbers) based on the minimum stay you select and your local jurisdiction's laws.
