Definition de vivienda vacacional
On May 22, 2015 the Comunidad Autónoma de Canarias has adopted Decreto 113/2015 to regulate las “viviendas vacacionales”. The article 2 of the decree 113/2015 defines “viviendas vacacionales” as accommodations that are fully furnished for immediate use and respectful of the requirements of the decree, that are advertised through tourist channels (as misterb&b) to be let as a whole on a regular basis (at least twice a year) for tourist purpose. This definition may be relevant to your rental.
Article 3 of the decree 113/2015 prohibits viviendas vacacionales from 3 zones : “áreas turísticas”, “urbanizaciones turísticas” and “urbanizaciones mixtas residenciales turísticas”. Definitions of these zones are provided by the law 2/2013 of May 29, 2013 on “renovación y modernización turística de Canarias”.
Registro General Turístico de la Comunidad autónoma de Canarias
Every “viviendas vacacionales” must be registered in the Registro General Turístico de la Comunidad Autónoma de Canarias before the beginning of activity. To register, the Hosts must complete the Declaración responsable de inicio de actividad and join the supporting documents. It must be returned to Registro del Patronato de Turismo de Gran Canaria (calle Triana, n° 93, Las Palmas de G.C.).
Once the registration completed, a registration number will be issued. Article 7 of the Decree 113/2015 makes it mandatory to enter this number on your misterb&b listing. To do so, when connected on your misterb&b account, go to “edit my listing” > “address”.

Standards and requirements
Capítulo III of the decree 113/2015 lists the minimum superficy, equipments and furnitures for vivienda vacacional. It also requires a high standard of hygiene and cleanings. We strongly recommend our Hosts to refer to this chapter.
Unless the comunidad de propietarios rules forbid the exhibition of “placa-distintivo”, the Hosts must put at the entrance a board with the Registro General Turístico number on it (see model at Annex 1 of the decree 113/2015). An informative board in the vivienda must display phone numbers and directions to the emergency services in both spanish and english, along with a contact phone number to call between 8am to 8pm for any claim or complaint.
The “vivienda vacacional” must respect all local and national regulations about occupancy, health, security and accessibility.
All Guests are required to fill in a registration form (parte de entrada) provided by the Host, at the check-in. A copy of each filled-in registration form must be communicated to the Police for every Guest over 16 years old (it can be done online). The originals must be kept by the Hosts for 3 years.
